Step-by-step guide for listing your property for sale:
Introduction and Tour
- Agent/Seller face-to-face introduction
- Property tour
- Meeting to discuss seller's expectations
Listing Proposal
- Submission of listing proposal to seller outlining opinion of value and agent listing services
- Opinion of value will contain an extensive market report highlighting recent comparable sales and market conditions
Execution of Listing Agreement
- Explanation of listing agreement outlining the terms, commission rate, duration of listing period and agent responsibilities.
- Paul can accommodate signing listing agreement in-person or electronically via Docusign.com
Home Listing Preparation
- Seller is advised to perform a thorough deep clean
- Seller performs pre-packing, depersonalizing and decluttering of home
- On-site staging consult by professional home stager/organizer to prepare for photographs
- Final walkthrough with Paul prior to professional photographs
- Photography and videography of interior/exterior, including aerial drone
Listing Property
- Depending on what best suits, the property can be listed for sale on the multiple listing service (MLS) or exclusively (often chosen to ensure the sale process is more private or to test the market prior to offering on MLS).
Offer Process
- Offers are received and reviewed
- Negotiation of sale price, terms and closing date
- Seller's lawyer review of APS
- Conditional offer accepted
- Buyer's conditional period begins (financing, building inspection, septic/well inspection & water potability)
- Firm sale achieved upon buyer submitting to seller the fulfillment of all conditions.
Closing the Transaction
- APS and related documents submitted to lawyer by Paul Robillard on behalf of seller
- Seller to cancel utilities reflecting closing date
- Removing all personal belongings from the property and perform a final deep cleaning prior to the closing date
- Seller to meet with lawyer to sign final closing documents, submit void cheque and hand over keys
- Buyer often performs final walkthrough of property a few days prior to the closing date
